The following are three IMPORTANT things to be aware of when looking for elevator service:
  1. PROPRIETARY EQUIPMENT:
    Some major manufactures install proprietary equipment that is designed specifically for the installing manufacturer. This equipment is not universal and other elevator companies can only service the elevator to a certain extent because they may not be able to troubleshoot or replace parts that are proprietary to only the company whom installed the elevator. However, there are costly diagnostic tools that may require special technical training to operate that maybe available for purchase by the building owner that will allow other elevator companies to fully service elevators that are manufactured with proprietary equipment. Associated Elevator only installs universal elevator equipment that is equipped with on board diagnostics and is field programmable, not requiring the owner to incur expensive costs of purchasing diagnostic tools. Universal equipment is designed so that the unit can be fully serviced and parts are readily available for any elevator company.
    1. How to avoid proprietary equipment:
      When soliciting bids for any elevator related projects be sure to specify NON PROPIETARY EQUIPMENT in the job specifications to allow any & all elevator companies to service.

  2. OFF SITE REM (Remote Electronic Monitoring):
    Some major manufacturers install off site remote electronic monitoring systems that determine when the elevator needs to be serviced by their technician. The elevator is only being serviced when the REM System determines something is wrong in lieu of monthly maintenance service regardless of problems. Computers/REM unlike a Service Technician cannot check ride quality, lights, bells, door operators, oil and/or greasing of elevators, overhead & pit equipment (such as oil loss as a result of a possible cylinder leak) and any mechanical equipment.

    If the elevator is not monitored and serviced by a licensed elevator technician on a monthly basis then more problems are likely to occur and could become quite costly. This could result in costly repairs that may have cost considerably less if recognized by a service technician in the earlier stages of the problem while under monthly maintenance service.


  3. HOURLY SERVICE RATE:
    It’s always important to check into hourly service rate when soliciting bids for Elevator Maintenance Programs. The lowest bidder may not always be the least expensive, contingent upon their hourly service/repair rate that is above and beyond the cost of the monthly maintenance program.
